my reccomendation is firmly with RICKY

guy has lead me on the straight and narrow path throughout my whole process, and locked me in at a great rate,

and just when i thought that was it, BAM for me a even lower rate,

he gets the FAST seal of approval

esp in this fucked up market, I have very good friends, who were telling me not to even go with their company, and that RICKY is doing me justice,

yes Ricky i had you check out, like Biggie says

"got lawyers watchin lawyers so I don't go broke"

I do, and I enjoy doing commercial. It is a nice break from residential.

It is a completely different animal. Most of the itme with big commercial deals, people are more educated, and in mortgages you do not see that very often. So for me, it was always about being challenged, and learning all aspects of the business.

I usually get a deposit up front if it is a new customer, they can refuse paying u commission at closing legally and as long as the bank agree's to it you can get hosed on your money after all the hard work and BS

Interesting. I never heard that one. Def going to look into that. I am sure alot of pbrokers/bankers change numbers at the closing table with commerical deals. If the bank sees you are trying to rob someone that they can continue to get business from it would be in their best interest to screw the broker. If I went into a big money commercial deal, I would have some sort of contractual agreement before hand protecting me, and paying me regardless if it does or doesnt close.

I never knew it either until about a year ago when my branch manage told me about it. He said it happened to him. Oddly enough about a month later i got my hands on a big commercial deal. 25mil loan amount. I wanted 1.5 points which was a gift IMO but dude didnt agree on the terms. Latrer found out this particular customer hosed someone else i knew 2 years prior on a 5mill deal.:wallbang

yeah I have lots of close friend in the mortage industry and I am not one to just trust anyone

i have known ricky for a while, but not that well personally,

but he has done right by me, and has been more then honest and forthcoming with all info even when it was bad, and I had to curse at him for it...lol

Im sorry, 1.5 total. It was a housing project/ blanket loan. We were covering all his appraisals/attorney/title/broker fee, everything with that. It was a tough situation. he owned 47 houses. 18 were free n clear and the other were at around 45-50% ltv with conventional notes or helocs on them. we were trying to consolidate them and pull out the extra cash to build 25 more houses.

A bit confusing but im sure u get it
