complete shock it came out of thin air. they sent a fax over to us saying we had underwriting issues with some of the loans they did.

yea my boss just found us a new home over at Hartford Funding. today is our first day still trying to get all set up and get our radio campaign going. should be ready to rock by beginning of business tomorrow but i was unemployed for the past 2 weeks. was kinda nce to be able to spend alot of time with my daughter

mortgage brokers are the cause of all a lot of people's misery and a lot of this countries misfortune. but it's not surprising, every idiot that didn't get an education after high school i know became a mortgage broker. it's our countries fault for not having standards for the position.

well if you knew anything about the industry today and how it is you would know that everyone has to be licensed in 85% of the states across the country.... oh.... and i dont know if you know the difference between a Broker and a Lender :hmmm :shuffle

it's all the same person. self-interested, idiots with no education that will close a deal to a mailbox if they can get comission. you should be required to have a four year degree to get a license, end of story. like i said every moron that wasn't smart enough to get through school picked up a pen and become a "mortgage broker/lend officer." major reason why this country has experienced what it has the last few years.

never that... we actually help people that need help or are looking for cash... every single one of our clients has alot of benefit to their loan or we dont do it....alans set up is the sickest i have ever seen in the industry.

yeah i helped train him haha, hes a good kid. knew right from the start that kid had talent. I truly hope you do as you say. I know too many brokers out there that only close for the mighty dollar, which is why places like top dot are finootz!

Believe it or not Topdot got shut down mainly because of the underwiting dept. they felt they were too loose with some of the guidlines and let too much shit go past approval without supporting docs. those loans ended up defaulting and brought our ratio too high on defaults. but honestly with Alan we have a team of 5 people he does live on air radio spots on Carribean radio station 93.5 3-4 times a day and the phones blow up

and im not coming at YOU personally, im coming at the industry. it is a disgraceful business, and the professionals are few and far between.

again it's not about YOU. the fact that you have a degree doesnt change the fact that the majority does not. you work on comission and bonuses, where do you think those numbers are drawn from? "Guys don't worry about closing any deals this year, you will get the same bonus and comission regardless." That'll be the day.
the borrowers that you have are borrowing from peter to pay paul. they should be looking for a second job, not a high interest loan, or a loan with a better interest rate. the way you pay down debt is extra income and less spending, unless you work for congress, then you can just borrow forever. these "lending compnaies" are part of the problem, not the solution. borrowing at 15% to pay off 30% does no good.
lastly, it's not about me either. it's about a bunch of crooks and dishonest hustlers in the lending industry, an industry that i am proud to say i will never be affiliated with.

i agree 100% and thats what has been changing in the industry. we have to take more test than i did before i graduated. the cowboys will all be gone soon and the more knowledgable certified licensed Mortgage Specialist will be the only ones left. guidlines are getting more stringent every week, you wouldnt believe it if i told you how many loans we turn down on a daily basis. like i said before in the PM Alan is smart enough and has the capability to cherry picks what loans he wants to do. we only do loans for qualified borrowers AND the loan has to make sense.

we havent closed 1 loan in the past year with a interest rate higher than 5.5% fixed and most of them have Adj heloc's for 125k and a first with a 6.5%. so not only are we helping them get a LOWER rate but also paying off money they are throwing out the window every month on the second mortgage. no as far as whoever gave them that loan.... i agree that person is the broker looking for a quick payout a few years ago or the bank that gave them and Interest Only Adj. HELOC .... that person is the one looking for a quick payout. as for me and the team i work with, we are the ones trying to straighten out the mess these people are in. So i can understand everybody's opinions on the Mortgage Industry, but let it be known that there are a few that are doing the right thing. and in regards to you saying that these people need to be looking for a second job.... all i can say it that is most of the population in the country. we dont cater to them because 97% of my teams business is from the Carribean commuity in the 5 boroughs and they all have stable jobs for 10yrs plus and make an average of 80,000 a year (Nurses,Union,Truck drivers etc..) and because they are Jamaican some do have 2 maybe 3 jobs and also have 60,000 in assets (401k, MMA, IRA). at the end of he day we not only save them money but put them in a better financial situation with a loan that makes sense.

probably not they were keeping eveything very sercetive from the company, and then WAMO they get a fax from HUD with the bad news 1 hour before we were going to have a meeting. ill tell him to call you because the place we are at now, we pretty much run this office.

and are they still in the mortgage industry. alot of my friends from high school were stock brokers and they did the same thing after the shit hit the fan, started doing mortgages, and now alot of them are doing debt settlement

i only keep in touch with a few from those days, im talkin 94/95/96.... a few I ran into in bklyn aroun 01 were doing mortgages... I love how people think a degree makes the person perform more ethically. madoff was one of the biggest crooks ever and the list goes on and on....

most people in sales industry weather they have a degree or not are looking for the jugular, weather it be wall street or mortgage brokers on main street, sure a degree would weed out some of the young kids but that degree doesn't tell them what and who to sell to, a salesman is gonna sell at the end of the day, the salesmen in my day that couldn't close a door would end up working at Merrill lynch as an order taker making $32,000 a year, with their 4 year BUSINESS EDUCATION, series 7 and series 63. My manager at my store has a bachelors in business, hes managing a pizzeria making $9/hr

You didn't follow my point. My point is not that having a degree would result in making a better employee. That's just the simple-minded reasoning you thought of, because you don't understand that there is more to it. If you have to be certified, obtaina degree, etc., etc. it makes people think twice before they act unethically. Of course you are going to still have crooks, thats true in any walk of life. However, these guys right now are STRAIGHT off the street, nothing to lose, everything to gain by closing god awful deals. See you just look at it from the individulal standpoint (common) instead of what would better society, and how to improve the industry as a whole. Having standards results in increased ethics. That's not to say that nobody will push a bad loan through if standards increase, but at least you'd have to learn/know SOMETHING, ANYTHING before you can close a deal. Hell, you have requirements these days to be a traffic cop. The mortgage industry needs increased regulation, anybody can see that. There is no correlation between having a degree and increased performance in business, but it does provide oversight.

The new regulations as of Jan 1 are probably the toughest guidelines ive seen since I started 8 yrs ago. The qualifications/criteria to get a new loan now are definitely going to weed out the shit loans - nothing gets passed through anymore.
